01-11-2005 - Worry Is Not A Spiritual Gift
Report Line Ministry: Part of My Hospice Chaplain Job Description
One of the workplace morale lifting tools I employ is Report Line Ministry. Each morning one of our workplace chaplains leaves a spiritual thought or uplifing message for the day. Today I left the following message on our report line ministry, one of the job assignments I have as a hospice chaplain at LightBridge Hospice.
What's Wrong With Worry?
- First is that worry is counter productive to dealing with problems. In fact worry just becomes another problem you add to the problem you are concerned about.
- Next, worry formulates fantasies and lies. Our minds begin to think things that just ain't so. Worry prompts the imagination to go into negative thinking overdrive, distorting the reality of truth.
- Another vote against worry is what it does to relationships. Worry works people up into all kinds of negative thinking that thwarts trust and problem solving.
- Most of all, God doesn't like worry. The Psalms uses the word "fret" and the message is clear -- don't fret or worry about life, career change, finances, health, or relationships.
I have heard worry defined as "momentary atheism, thinking about a situation as if God does not exist!" That's the "sin" of worry -- it blocks faith, making prayer nothing more than "rehearsing your worries before God".

04-11-2005 - Church Anniversary Theme: Celebrating the Anniversary of Church I Founded 35 Years Ago
I have been working on an article for the church I founded while in seminary. Below are the questions the church newsletter editor asked I address. As I reflected on this church anniversary theme and how my ministry career has been impacted, all kinds of ideas for church anniversary celebration activities came to mind, but then, that's another website.
1. How did you and the other seminary couple come up with the original dream of beginning a new church in Blue Springs? Did you live in Blue Springs while attending seminary? Why Blue Springs? Are your roots around Blue Springs? Or even in Missouri? Or did you just come to the Kansas City area to attend seminary?
2. I'm sure not everything went as you hoped it would. What is your best memory of beginning Blue Springs First Church of the Nazarene? Your worst ministry memory? The
funniest church start incident? How did our Lord work through that small church group?
3. What do you remember about that first Sunday in November 1970? What immediately jumps into your mind when you think about starting your ministry career? Maybe a funny story reveals the God's sense of humor ? Or an awesome recollection of what our Lord did helping launch a new church start?
4. How long did you serve as our new church founding pastor? When you left, how had the church congregation experienced church growth?
5. What will be the best thing about returning for our 35th church anniversary? I know at least one founding family of the church start is still here. Have you kept in touch with Blue Springs Nazarene church friends over the years? (I plan on interviewing Willard and Mabel, too.)
Any story you might like to share--whether it be of struggles of pastoring, joys or praises of serving God in Christian ministry --would be welcomed, also. I assume this was among the first, if not the first, churches you ever started. What did your time at Blue Springs First Church of the Nazarene mean to you in helping form your concept of ministry? How has these foundational truths of church growth principles helped in ministry career choices since? Is it part of your ministry career foundation?
I told the church newsletter editor not to be surprised if the answers to these questions make their way to a church anniversary website. Of course the answers are very much related to career change for pastors and other ministry career articles that could be written.

07-11-2005 - My Link Exchange Challenge: How To Improve Page Rank
What in the world, for God's sake, are all these references to page rank or search engine optimization? Why would the average reader of my change career website even care about website building tools, especially something called SEO Elite that I just recently discovered.
Well, perhaps someone in your family has a website or one of your fellow church members has a website. They need to know that it is very important to be found. You see, websites are rated as to importance and how effectively they add to the internet's body of knowledge.
Several friends who have wonderful church websites have asked how to get traffic to their wonderful but ineffective church website. Several small business website owners I have contact with have asked my secrets to getting website traffic.
Link exchanging is one key to improving website page rank and to gain website traffic. Exchanging links helps put my change career with purpose website on the internet map as people search career sites for information about changing careers.

10-11-2005 - Increasing Website Popularity Is Like Getting A Church to Grow
Increasing Search Engine Popularity by Exchanging Links
Because people use search engines to search for career sites I needed to exchange links with other sites to increase the perceived importance to this website.
It's kind of like having the a beautiful church facility and a wonderful church ministry only no one comes. So the pastor and church leaders try to figure out how to get people to visit their church (I've been told it is not hard to do -- I've heard that 80% of people attending a church did so because someone else attending that church invited them. Sounds so simple, yet for many churches, hard to do.)
So it is with a website's popularity. Increasingly, Search Engines are using links (and other "off-page criteria") to help decide how relevant our web sites are for our most important keywords. But not just any old link will do... the more relevant and higher in value, the better, so I am told. Yet for me, and others, my faith and ethics filter just who I link to.

One of the great books that has opened my eyes to making money on the internet is entitled What Google Never Told You About Making Money with AdSense!

23-11-2005 - Some practical advice for first time home owners
Dear Old Dad has some advice for my daughter, whose career change move to San Diego prompted her to become a first time home buyer.
She has already made an offer on a condo so here is some material I found entitled "Before Getting A First Time Home Owner Mortgage".
1. Before a firstime home buyer starts looking for a home, get pre-qualified for a loan. Banks, credit unions and mortgage bankers make home loans; mortgage brokers process them. The lenders will take an application, process the loan documents, and see the loan through to the funding stage.
2. If a first time home buyer has marginal or bad credit, consult a lender sympathetic to home buyers who have had financial challenges. The first time home buyer may be able to qualify for a loan depending on how long ago and what reason(s) caused the bad credit. A lender should be able to advise you on whether your credit history will prevent you from qualifying for a home loan.
3. The first time homeowner will need a down payment. Down payment requirements vary depending on the type of loan. Many down payment assistance programs exist for the first time homeowner.
These first time home buyer grants may grant or loan the funds necessary for the down payment. For specific information about a first time home buyer program, consult with a lender who has knowledge about first time home buyer programs available through special state programs or municipal programs.
4. Firstime home owners will need funds for closing costs. Closing costs are charges for services related to the closing of your real estate transaction. They include, but are not limited to:
- Escrow fees charged by the company handling the transaction
- Title policy issuance fees charged by the title insurance company
- Mortgage insurance fees
- Fire and homeowners insurance
- County Recorder fees for recording your deed
- Loan origination fees
The first time home mortgage lender should make a good faith estimate of these costs, as well as information about loan programs which can assist in financing your closing costs.

25-11-2005 - Additional practical advice for first time home owners
Dads usually have lots of fatherly advice for their young adult children, especially when it comes to financial decisions. Sometimes we just have to "bite our tongues" in giving this advice. Afterall, these children are professionals, many of whom are far more educated than us. True enough, but then what do they pay us the big bucks for in our role as Dads?
Dear Old Dad has some additional advice for my daughter, whose career change move to San Diego prompted her to become a first time home buyer.
She has already made an offer on a condo so here is some material I found entitled "Before Getting A First Time Home Owner Mortgage". The first four tidbits of first time home buyer advice is in a previous article on firstime home owner mortgage tips.
5. The first time house buyer should understand that some loans have "points" and some do not. A point is a loan origination fee equivalent to 1% of the loan amount.
Together with the interest rate they constitute the yield on your loan for the lender. Some lenders charge a higher interest rate to compensate for charging no points.
It is important to comparison shop lenders to make sure your loan is at a competitive yield.
6. The first time house buyer should know that they will be offered a mortgage with a either a fixed rate or an adjustable rate. Which one the first time home owner selects depends on several factors.
First is whether mortgage rates are at a high or a low point when the home is purchased.
Another factor is how long the first time home buyer plans to live in the home.
If rates are high, an adjustable rate might be attractive since subsequent rate drops could reduce your monthly payments.
Additionally, lenders may offer a below-market rate during the first few years of an adjustable mortgage to make it appealing to you.
If interest rates are low you might want to take a fixed rate to protect yourself against the possibility of rising interest rates.
7. Be aware of the two main types of loan categories:
- Conventional Loans. Conventional mortgage loans are available with fixed or adjustable interest rates. Some loans may require mortgage insurance.
- Government Loans. These include Federal Housing Administration (FHA) fixed and adjustable rate mortgage loans, and Veterans Administration (VA) fixed rate mortgage loan.
8. If the first time home owner is a low or moderate income homebuyer, there are special programs designed to help with the first time house purchase. These loans are available through private lenders, as well as local and state housing agencies, like the California Housing Finance Agency (CalHFA). Most lenders specializing in real estate mortgage loans are aware of these types of loan programs.
9. The firstime home owner might have to pay mortgage insurance. Mortgage insurance protects the lender from potential loss if the homeowner should default on their mortgage loan payments. Generally, conventional loans that require larger down payments do not require mortgage insurance. Mortgage insurance is always required on FHA mortgage loans.
10. Many organizations offer home loan counseling to prospective first time homebuyers. These organizations provide classes for homebuyers to cover the steps to homeownership.
They will cover home selection, realtor services, lenders, loan programs, homeownership responsibilities, saving for a down payment, and other important pieces of information. In fact, many first-time homebuyer programs require homebuyers to attend this type of class to be eligible for selected firstime homeowner programs.

28-11-2005 - Do it yourself plumbing forums make remodeling problems fixable
Well I took time to add to my husband appreciation stock by fixing a few plumbing challenges that had leaked into our lives.
I also eliminated one more career change profession I might have made the mistake to consider -- entering the plumbing profession.
Having my mother-in-law visiting from out of town did a lot for my laundry plumbing problem. That my father-in-law providing remodeling advice from years of experience with both plumbing problems and my mother-in-law made the job easier.
But too be honest, the greatest help came from several do it yourself plumbing forums. I found through a Google search that lots of frustrated homeowners had laundry drain woes.
I was going to do what many had done, add to the lenth of my 1 1/2 inch drain pipe. But then I began to notice that this drain problem fix did not work. One guy even took out the trap after adding 6 or 7 inches to his drain pipe. Water still spilled out on the laundry room floor.
The problem was that the washing machine drain becoming a geyser in the laundry room when on the spin cycle. His laundry drain solution is voice this way:
"Fortunately, in relating my problems to my co-workers, one of them mentioned that her washer dumped its water into a laundry sink." See a scientist with laundry drain design complaints.
When I continued my search for other solutions to the drain problem in the laundry room, my wife suspected I was going into honey do procrastination mode. I diverted her snide comments about my wasting time on the computer by announcing that I had found the solution to our laundry drain problem.
Sure enough, we solved the washing machine drain problem by adding a laundry tub (my wife dated herself by calling it a stationary tub).
Other plumbing forums pinpointed the design problem to be exactly what the scientist had suggested -- to small drain pipes for too large drain pumps in the new washing machines sold these days. Simply too many gallons per minute being pumped into dated plumbing drains produced the aforementioned laundry room geyser.
Several trips to Home Depot solved the laundry drain problem by providing us the tools and the laundry tub and the PVC pipe to do fix the washing machine drain problem. Momma is happy, Mother-in-law is happy, Father-in-law feels appreciated but I end up with a bunch more do-it-yourself home projects to look up on Google. I'll let others consider plumbing as a career change move and used my limited plumbing skills to honey do fixer upper projects.

30-11-2005 - The End Of The Month Marks New Beginnings In My Chaplain Career Experience
End of the Month Means An Opportunity For A Fresh Start
I always look forward to the last day of the month. Why? Let me tell the reasons why I like a month to end:
- I get to start over the next day:
If this is the last day of the month, tomorrow is the first day of a new month. Huh? So what? Well, I see it this way. In my health care ministry career, every thing seems to be accounted for monthly. No matter how well I have done or how poorly my statistics are, tomorrow marks a fresh start in the record keeping area. I get a fresh start.
- I am reminded I need new beginnings and I offer new beginnings:
The last day of the month is a neat reminder of God's grace and forgiveness. No matter how much I may have blown it spiritually or relationally, I let the first of any month remind me of the new beginnings God's grace and forgiveness offers me.
- I get to assess the important statistics in my internet based ministry career:
Stuff like:
--how many countries my website visitors have originated from,
--how much money my AdSense advertising has generated,
--and how much my Page Rank has improved because of increased website traffic.
