Chase Finance Mortgage Offers Or Let Them Find You

With mortgage refinance offers like that, it is time to get serious about refinancing or present adjustable rate mortgage.

I will say that there is no need to chase home finance mortgage offers -- they come to us. Mortgage brokers call us. The other day I received a large envelope from Citi Financial, quite impressive I must say, compared to the many flimsy cards offering to refinance our mortgage.

These are challenging financial times for many in the mortgage industry in some parts of the country. Fortunately mortgage rates are low, for which we are thankful. The problem for many is not the mortgage rate but the appraised value of the home.

I wonder if that Citi Bank mortgage offer takes into account the fact that we bought our home at the height of the real estate surge in San Diego and there exists the possibility that we owe more than what the home will appraise for.

Many financially strapped home owners are facing foreclosure in San Diego, especially those who bought condos. One of my co-workers shared that her condo recently appraised for $90,000 less than she bought it for.

So, besides the 8 to 10 mortgage flyers we receive in the mail, there are now offers for what is called a short sale, whereby realtors work with lenders and financial advisors, offering to sell the home for less than what is owing on the home mortgage, with the mortgage lenders agreeing to take whatever the house sells for as full payment of the mortgaged amount owed.

Careers in the financial sector are also affected by all of these financial factors. Yet that is the nature of the real estate market over the years. In our Southern California real estate market, some mortgage brokers are doing well, while other lenders are suffering tough times with sinking real estate values.

As one of my real estate investor friends told me, "Some buy homes when prices are high and then sell when prices are low, but they try to make it up in volume." Of course, he was being facetious, trying to make me laugh in these tough financial times. Sure beats crying.

The Refinance Merry-go-round

Refinancing is a challenge in that there are certain steps that need to be taken to get the refinancing ball rolling.

First of all, we need to get our income taxes done so that we have the proper paperwork to hand in with our loan application. TurboTax has been my product of choice for doing our taxes for over 10 years.

Of course, we want to look our best or at least have our house look its best when the appraisal is done. That means all kinds of unfinished projects to complete. Phew, refinancing takes a lot of work.

In the process, we are converting our garage to living space. Garage conversions may or may not add value to the appraisal according to a friend, who is a professional appraiser. Our garage conversion project is to simply make a space for our son to land until he gets on his feet financially.

The timeclock is clicking on our original mortgage, an ARM or adjustable rate mortgage due to be adjusted up in a few months. The prepayment penalty has us watching the timing closely.

So the refinancing merry-go-round keeps us spinning from one activity to the other. Yep, refinancing is hard work.

A recent article I wrote focuses on steps to becoming a life coach featuring the business of life coaching and career coaching. Those who offer life coach courses, write life coaching courses, or provide life coaching training as their professional career are actually in what is called the life coaching industry. I thought that was what parents did.

Pastors and teachers are certainly life coaches. But that there is actually a career field dedicated to mentoring people in life and career choices.

Reasons I Tell My Ministry Career Story

Reason #1 for telling my ministry career story is to fulfill what I see as God's purpose in life -- "Helping people be all they can be by the grace of God".

Reason #2 for sharing my personal career journey is for me to see the hand of God in leading me throughout my life, confirming to me that I can trust God with career decisions.

Reason #3 for describing my new career exploration is that being transparent regarding career failures, pastor career burnout, and ministry career frustrations is to help others describe their own feelings of career failure and to normalize those feelings of career frustration.

Defining Purpose In Career Change Decisions

Dan Miller's 48 Days To The Job You Love challenges us to see the difference between Vocation, a Career, and a job.

Vocationis a term used to describe one's calling, and has within it the concept of purpose. For example, many would say they want to alleviate suffering in pain in the world. I work with medical professionals, such as our hospice medical director as well as home health aids. Yet those in both of these health care professions would voice their calling as a desire to alleviate suffering.

A career then, is just a specific employment path that one can choose to fulfill a calling. As such, there are many careers committed to reducing pain and suffering that can be chosen in fulfilling our vocational calling.

Then there is what we call the 9 to 5 job, which is usually a temporary employment opportunity that, while being a way to earn income, may or may not be your chosen career, and so is not a fulfillment of one's calling.

So focus on defining your God given purpose, expressing your vocational calling in terms that are life-long. Check out 48 Days To The Work You Love to help you as you change career direction.

My Career Change Coach Endeavor

Recently, Dan Miller, wrote 48 Days To The Job You Love reached what I consider the big time status for writers -- having your book sold by Costco. Forget being on the New York Times Best Seller list, just be on Costco's book table.

He wrote in a recent newsletter an article quoting Entrepreneur.com about Baby Boomer Career Coaching. Miller stated:

We all know about the needs of the 71.5 million Baby Boomers. Some have been forced out of their jobs - and they're ticked off about having to find another job or career. Those are tough to deal with. But many have chosen to leave what they've been doing and see this as a positive transition into a more fulfilling season of their lives.
