<title>Chase Finance Mortgage Offers Or Let Them Find You</title>

&lt;P&gt;With mortgage refinance offers like that, it is time to get serious about refinancing or present adjustable rate mortgage. 

&lt;P&gt;I will say that there is no need to chase home finance mortgage offers -- they come to us. Mortgage brokers call us. The other day I received a large envelope from Citi Financial, quite impressive I must say, compared to the many flimsy cards offering to refinance our mortgage.

&lt;P&gt;These are challenging financial times for many in the mortgage industry in some parts of the country.  Fortunately mortgage rates are low, for which we are thankful. The problem for many is not the mortgage rate but the appraised value of the home.

&lt;P&gt;I wonder if that Citi Bank mortgage offer takes into account the fact that we bought our home at the height of the real estate surge in San Diego and there exists the possibility that we owe more than what the home will appraise for.  

&lt;P&gt;Many financially strapped home owners are facing foreclosure in San Diego, especially those who bought condos. One of my co-workers shared that her condo recently appraised for $90,000 less than she bought it for.

&lt;P&gt;So, besides the 8 to 10 mortgage flyers we receive in the mail, there are now offers for what is called a short sale, whereby realtors work with lenders and financial advisors, offering to sell the home for less than what is owing on the home mortgage, with the mortgage lenders agreeing to take whatever the house sells for as full payment of the mortgaged amount owed.

&lt;P&gt;Careers in the financial sector are also affected by all of these financial factors. Yet that is the nature of the real estate market over the years.  In our Southern California real estate market, some mortgage brokers are doing well, while other lenders are suffering tough times with sinking real estate values.

&lt;P&gt;As one of my real estate investor friends told me, &quot;Some buy homes when prices are high and then sell when prices are low, but they try to make it up in volume.&quot;  Of course, he was being facetious, trying to make me laugh in these tough financial times. Sure beats crying.

<title>The Refinance Merry-go-round</title>

&lt;P&gt;First of all, we need to get our income taxes done so that we have the proper paperwork to hand in with our loan application. TurboTax has been my product of choice for doing our taxes for over 10 years.

&lt;P&gt;Of course, we want to look our best or at least have our house look its best when the appraisal is done.  That means all kinds of unfinished projects to complete.  Phew, refinancing takes a lot of work.

&lt;P&gt;In the process, we are converting our garage to living space. Garage conversions may or may not add value to the appraisal according to a friend, who is a professional appraiser. Our garage conversion project is to simply make a space for our son to land until he gets on his feet financially.  

&lt;P&gt;The timeclock is clicking on our original mortgage, an ARM or adjustable rate mortgage due to be adjusted up in a few months.  The prepayment penalty has us watching the timing closely. 

&lt;P&gt;So the refinancing merry-go-round keeps us spinning from one activity to the other.  Yep, refinancing is hard work.

&lt;P&gt;Then there is what we call the 9 to 5 job, which is usually a temporary employment opportunity that, while being a way to earn income, may or may not be your chosen career, and so is not a fulfillment of one&apos;s calling. 

&lt;P&gt;So focus on defining your God given purpose, expressing your vocational calling in terms that are life-long.
